Belize River Property consists of 1,200 acres with 2.5 miles on the Belize River. The Belize River Property is located less than 15 miles from the national capital of Belmopan, and 15 miles from San Ignacio (the fastest growing town in Belize) where you will find children playing in the Belize River nearly every weekend. Belize River Property is located 10 miles from the town of Spanish Lookout (an oil boom town where much of Belize’s oil has been found and accounts for a large amount of the foreign investment). This property is large enough to accommodate multiple communities similar to the planned Orchid Bay community.
The Company currently intends to develop basic infrastructure to improve access to the property (including easements, road, and clearing). The Company expects to sell parcels no smaller than 100 acres to real estate developers to build high end communities and resorts. Proceeds from these parcels are intended to be used towards the development of a communities similar to Orchid Bay. Each community developed on the Belize River Property is expected to generate revenue and further increase the value of the surrounding undeveloped land. The Company then intends to sell the remaining land to developers of similar communities at a higher value.
The Company expects a high demand for a high-end community in the Cayo District. The Company has observed an emerging trend among visitors returning to Belize; it believes that these visitors will eventually visit the Cayo District and subsequently seek to acquire property there. Currently, plans call for a community of about 200 acres with approximately 150 units along the riverfront. It is anticipated that these units will consist of lots ranging from one-half to two acres.
